New Studio Building

Scope

Mechanical design and construction phase services for a 15,000 sq. ft. studio building, which includes a large open studio space, a 290-seat theater, and faculty offices.  The building is expected to achieve a Silver rating under the LEED NC 2.2 green building program.

Special Circumstances

  • Mechanical design and equipment specification assisted in optimizing the building’s energy performance 19% over a code minimum building.

  • The packaged rooftop HVAC units were placed in mechanical wells within the roof structure to conceal them from exterior view.

  • At the Owner’s request, elements of the mechanical systems were left exposed throughout the building’s interior to serve as teaching tools.

  • The locations of the mechanical equipment were optimized to limit the amount of ductwork and piping within the building.

  • The HVAC design of the theater included provisions (duct silencers, lined return ductwork, and isolation bases for the rooftop units) to achieve desired sound levels within this acoustically sensitive space.

  • Room level carbon dioxide sensors were used to minimize the amount of outside air load on the heating and cooling systems.

  • Low flow plumbing fixtures were utilized to reduce water consumption 42% over a code minimum building thereby saving an estimated 137,000 gallons of water annually.

  • A new digital building automation system controls the HVAC systems and provides continual diagnostic feedback to the campus facilities office.
