Library Renovation

Scope

Mechanical design and construction phase services for a renovation of an existing television building to a new 36,000 sq. ft library space.  The new space includes 500 seats for students, 80 computers and computer labs for student use, individual and group study rooms, high-tech audio/visual resources, classrooms for library instruction, an audio/video production room, and administrative space.

Special Circumstances

  • All existing HVAC systems and plumbing fixtures were non-functional and completely removed.

  • High efficiency packaged rooftop units were utilized to condition the renovated space.  Units serving multiple zones were variable volume type to provide zone level temperature control.

  • Demand control ventilation using carbon dioxide sensors were used to minimize outside air load on the heating and cooling systems.

  • Low flow plumbing fixtures were utilized to reduce water consumption.

  • An automatic sprinkler system was added to serve the entire building.

  • A building automation system controls the HVAC systems and provides continual diagnostic feedback to the facilities office.
